This project was built by GD Developers, Bill Stayart managed construction on several GD Homes.
Bill Stayart procured entitlements, variances when required, Coastal Commission approval, Cultural Heritage com. approval, Bluff Park Historical, etc.. (when and or as required)
Bill Stayart also worked with the city of Long Beach Planning Dept, & Water Dept & Edison to secure permits and all approvals including the certificate of occupancy.
This is a typical Belmont Shore "Scrape and Replace" - when we started building these together with GD Development and individual investors for backing the market was fast and furious.... We would get the Scrape Lot for $600k to $700k - We would then Build 2800 to 3200 square feet depending on the lot size.
Our Cost of construction when we started building was appx. $185 per sq ft by 2008 our cost was nearly $300 per sq ft.
Here is the worst part... We sold this model for as much as $1.8m - the last one sold for $1m
Timing is everything in Real Estate. You cant lose unless you cant hang on and you have to sell during DOWN times....
